(5/13/2013) With a highly attractive climate, beautiful natural resources, and a bustling economy, it's no wonder San Diego is one of the most desirable communities in the nation. The real estate market reflects that, with higher than average listing and sales prices.
Overall, the median sales price for homes in San Diego was $395,000 during the first half of 2013, according to real estate site Trulia. That's an increase of 24.6 percent over a year's time. The average listing price for the week ending May 1 was $672,575, with prices varying widely across neighborhoods. Average price per square foot for the San Diego area was $301, an increase of 16.7 percent over last year.
San Diego real estate may cause some to experience sticker shock, but it's not a surprise when considering the amenities the city provides. The weather must be mentioned first — ranging from an average of 59 degrees in the winter to 70 degrees in the summer, it's a highly temperate and enjoyable climate. It's situated on the southern coast of California, with miles of beaches and a complex series of canyons and mesas creating a naturally hilly landscape.
As a result, San Diego is the eighth largest city in the US, covering 72.7 square miles and hosting around 1.3 million people. When considering the entire San Diego county, including some of the outlying areas around the city, the population increases to over 3 million.
The city has become a unique economic center, with a large military and defense base, along with a burgeoning science, research and biotechnology sector. The median age of the population is 35 and over 40 percent of the workforce has at least a bachelor's degree, making a vibrant young professional scene. Rankings of the city, including MONEY magazine's listing of the city as the fifth best place to live in the US in 2006, have encouraged more and more workers to move to the city.
San Diego's rich history of Latino and Spanish influence, as well as its proximity to Mexico, creates a unique cultural base for the city. Over the last decades of urban renewal and development, the city has also become home to award-winning theaters and music, along with museums and the world-renowned San Diego Zoo. Balboa Park, the largest urban cultural park in the US, is home to many of these attractions. Finally, sports fans can find plenty to do with the Chargers (football), the Padres (baseball), and multiple collegiate athletics.
